Rental Agreement
CHECK IN AND CHECK OUT
*Check in is 4 p.m. Please do not expect to check in early. However, if you are in the area before 4 p.m., please call. If the cabin is clean and ready, we will be able to allow you to go to the cabin. If it is not ready, we will gladly take your cell number and contact you should it become available before 4 p.m.
*Due to our high standards check out time is 10 a.m.
*Check out procedures:
There is NO check out “to do list” for your departure, you are on vacation & you should enjoy it to the last minute without having to do any “chores”.
OCCUPANCY LIMITS:
Please limit occupancy to the cabin maximum. This is very important due to fire saftey.
Sheets:
they will be provide in the cabin, including the sofa sleeper sets
Towels:
each bed will have 3 bath towels \ sofa sleeper – 2 bath \ full bunks – 2 bath for each bed \ twin bunks – 1 bath for each bed \ each guest will have 1 wash cloth \ each bathroom will have 2 hand towel
Supplies:
you will have a starter set, if your stay is longer then a few days plan on stopping by the store to pick up more item to last you to the end of your stay. When you arrive you will have: 2 rolls of toilet paper per bathroom \ 1 bar of soap per bathroom \ 1 roll of paper towels \ 2 – 1.6oz of liquid dish soap \ 2 pks of dishwasher power \ 1 powder box of Surf to do 1 load of laundry & trash bags
Damages:
Each cabin is inspected prior to your stay for damages or maintenance issues. The guest understands it is his/her responsibility to inspect the cabin upon entry and notify us of any pre-existing damages to the property that could have been missed by the inspection. The guest further understands that he/she accepts responsibility for any issues found by housekeeping upon departure not reported by the guest at check-in.
Excessive Damages:
If there is excessive or intentional damage such as holes in the wall, broken windows, damage furniture, etc….in a way that is qualified as Vandalizum, we will file charges with the local police department.
Pet Fee:
*If you are staying in a “non-pet friendly” cabin & you are found to have brought a pet, we have to right (per the owner request) to ask you to leave the property with no refund. If the owner agrees to allow you to stay, then a $150 pet fee may be required.
NOISE COMPLAINTS:
Cabin parties, loud noises or lewd behavior are strictly prohibited by the complex. Illegal substances are also strictly prohibited and are grounds for immediate eviction without refund.
WILDLIFE
There is an abundance of wildlife in the area…. bears, raccoons, deer, snakes, wasps, bees, ladybugs, spiders, scorpions & stink bugs. This cabin is located in the mountains of Tennessee and you are likely to encounter wildlife while visiting. There have been bears in the complex. Please take precautions such as not to leave food out on the deck and secure the trash in the trash container. The cabin is sprayed monthly to keep bugs to a minimum. There is nothing we can do about ladybugs, millipedes or stink bugs. Ladybugs are considered an endangered species in the state of Tennessee & we are not allowed to kill them with any types of chemicals.
HOLD HARMLESS
All cabins are privately owned. We, the owners, and the rental company Bear Tootin, are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. Cabin guests acknowledges and understands that each and every guest guardian, is solely responsible for any accident or injury to any person wile in-residence and that the Owners accept NO legal or financial responsibility.
